OHLAM Terms of Service

These Terms of Service ("Terms") govern access to and use of OHLAM – Oramex House and Land Agency Management, operated by Oramex Globals Limited. By creating an account or using OHLAM, you agree to these Terms.

1. OHLAM's Role

OHLAM is a property technology platform that facilitates services such as property discovery, property advertising, communication, property inspection appointments, verification-related processes, and other real-estate-related services.

Unless OHLAM expressly states otherwise for a particular transaction, publication of a property on OHLAM does not by itself mean that Oramex Globals Limited owns the property, guarantees the property, guarantees title, guarantees the identity or authority of a lister, or guarantees that a transaction will successfully complete.

Verification and risk-control systems are intended to reduce risk but cannot eliminate all real-estate fraud or disputes.

Users remain responsible for exercising reasonable care and completing appropriate legal and property due diligence before entering significant transactions.

2. Eligibility

You must have legal capacity under applicable law to enter the transactions you undertake through OHLAM.

You must provide accurate information and must not create an account using another person's identity without lawful authorization.

3. Account Security

You are responsible for protecting your account credentials and authentication mechanisms.

You must not:

  • share passwords or OTP codes with unauthorized persons;
  • attempt to access another user's account;
  • circumvent account-security controls;
  • create accounts for fraudulent purposes; or
  • knowingly provide false identity information.

Notify OHLAM if you reasonably believe your account has been compromised.

4. Identity Verification

OHLAM may require identity or other verification before allowing access to particular features.

Verification may include identity documents, contact verification, photographs, selfies, video verification, property documentation, or other reasonable evidence.

Users must not submit forged, stolen, altered, or misleading verification information.

Successful verification reduces certain risks but is not an absolute guarantee regarding a person, property, or transaction.

5. Property Listings

A person submitting a property must have a legitimate basis and appropriate authority to advertise or manage the listing.

Listings must not knowingly contain:

  • false property information;
  • misleading prices;
  • fake photographs;
  • unauthorized property information;
  • fraudulent ownership claims;
  • hidden compulsory charges;
  • materially misleading descriptions; or
  • information intended to deceive property seekers.

OHLAM may review, approve, reject, flag, restrict, suspend, or remove listings in accordance with its moderation and safety processes.

6. Agents, Landlords and Other Listers

Property agents, landlords, developers, owners, and other listers are responsible for accurately representing their relationship to a property.

An OHLAM verification badge or trust indicator does not relieve a lister of legal obligations or convert OHLAM into the owner or guarantor of the listed property.

7. Appointments and Inspections

Customers may request appointments to inspect eligible properties.

An appointment request is not confirmed until accepted through the OHLAM appointment process.

Listers should respond accurately and promptly.

Users should attend confirmed appointments or cancel/reschedule in accordance with applicable OHLAM appointment rules.

Repeated no-shows, abuse of appointments, deliberate non-response, or other harmful behaviour may affect trust indicators or account privileges.

Legitimate rejection of an appointment with an appropriate reason is permitted.

8. Inspection Entitlements and Fees

OHLAM may provide free or paid inspection entitlements subject to current platform rules.

Where a free inspection is reserved for a pending appointment and that appointment is rejected, expires, or otherwise qualifies for release under OHLAM rules, the reservation may be returned to the customer.

Where fees apply, the relevant fee and conditions should be presented before the user is required to pay.

9. Payments, Wallets and Escrow

Certain OHLAM services may involve payment, wallet, escrow, refund, settlement, or withdrawal functionality.

Third-party payment processors may process financial transactions.

Users must not use OHLAM payment systems for fraud, money laundering, unauthorized transfers, stolen payment instruments, or unlawful activity.

Funds designated as locked or escrow funds are subject to the rules applicable to the relevant transaction and may not be treated as freely withdrawable funds.

OHLAM may delay or restrict transactions where reasonably necessary to investigate fraud, resolve disputes, comply with legal requirements, or protect users.

10. Communication and SecureChat

Users must use OHLAM communication features responsibly.

Users must not use OHLAM to:

  • threaten or harass others;
  • impersonate others;
  • distribute malicious content;
  • solicit fraud;
  • send unlawful spam;
  • request another user's password, OTP, PIN, or other authentication credential; or
  • facilitate unlawful activity.

OHLAM may investigate reported communications where reasonably necessary for safety, fraud prevention, dispute handling, or enforcement.

11. Trust Scores and Verification Indicators

OHLAM may use trust scores, verification indicators, risk findings, and moderation information to help users and OHLAM assess platform activity.

Trust scores are not financial credit scores and do not constitute guarantees.

A high trust score does not guarantee that a user will perform a future obligation.

A low trust score does not by itself establish fraud or criminal wrongdoing.

OHLAM may update scoring rules as the platform and its risk systems evolve.

12. Prohibited Conduct

You must not use OHLAM to:

  • commit or facilitate fraud;
  • advertise property without appropriate authority;
  • impersonate another person;
  • submit forged documents;
  • manipulate trust or verification systems;
  • create fake appointments, reviews, transactions, or listings;
  • attempt unauthorized access to OHLAM systems;
  • introduce malware or harmful code;
  • scrape protected personal information without authorization;
  • evade suspension or enforcement;
  • harass other users; or
  • engage in activity prohibited by applicable law.

13. Moderation and Enforcement

OHLAM may take proportionate action where necessary to protect the platform or its users.

Actions may include:

  • requesting additional verification;
  • warning a user;
  • restricting particular functionality;
  • removing a property;
  • freezing sensitive transactions where legally and operationally appropriate;
  • temporarily suspending an account;
  • permanently restricting an account in serious cases; or
  • reporting suspected unlawful conduct where required or appropriate.

Automated risk indicators may support investigations but should not be treated as conclusive proof of misconduct without appropriate supporting evidence.

14. User Content

You retain applicable rights in content you submit.

By submitting content intended for publication through OHLAM, you grant Oramex Globals Limited the permission reasonably necessary to host, process, reproduce, display, and distribute that content for operating and promoting the relevant OHLAM service.

You must have the necessary rights or authorization to submit such content.

15. Availability of the Service

We aim to provide a reliable service but cannot guarantee uninterrupted or error-free operation.

Maintenance, third-party outages, network failures, security incidents, legal requirements, or other circumstances may temporarily affect availability.

16. Account Suspension and Termination

OHLAM may restrict or suspend accounts where reasonably necessary for security, fraud prevention, serious policy violations, legal compliance, or protection of users.

Where appropriate and lawful, users may be provided information about significant enforcement action and an opportunity to contact OHLAM.

17. Account Deletion

Users may request deletion of their OHLAM account in accordance with the OHLAM Account and Data Deletion Policy.

Certain records may need to be retained where legitimately required for legal compliance, financial records, fraud prevention, security, disputes, or legal claims.

18. Changes to OHLAM

OHLAM may add, modify, suspend, or discontinue features as the platform develops.

Where a change materially affects users' rights or obligations, appropriate notice may be provided where required.

19. Disclaimers

Real-estate transactions can involve significant financial and legal risks.

Users should independently verify important matters such as ownership, authority to sell or lease, title, documentation, physical condition, transaction terms, and legal requirements before committing substantial funds.

Nothing in OHLAM's automated verification, trust, moderation, or risk systems should be treated as a substitute for professional legal, financial, surveying, valuation, or other specialist advice where such advice is appropriate.

20. Limitation of Liability

To the extent permitted by applicable law, Oramex Globals Limited will not be liable for losses caused solely by conduct of independent users or third parties that OHLAM could not reasonably control.

Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.

21. Changes to These Terms

We may update these Terms as OHLAM develops or where required for legal, regulatory, security, or operational reasons.

The current version will display its latest update date.

Continued use following changes may be subject to the updated Terms as permitted by applicable law.
