Escrow Account Policy

The escrow account is how Oramex House & Land Agency keeps property appointments secure and fair. This policy explains how your escrow account is funded, when charges apply, and how your money is refunded or reused.
1. What the Escrow Account Is
Every user of the Oramex House & Land Agency management platform has an escrow account. It is a secure holding account used to protect both clients and the agency during the appointment and transaction process.
The escrow account exists to keep the process serious and reliable for everyone. It gives agents and property owners confidence that booked appointments will be honoured, while protecting your funds until the agreed terms are met.
2. Funding Your Escrow Account
To book an appointment for a property, your escrow account is funded with 5% of the price of the property you are interested in.
This amount is not a fee. It is a refundable security deposit held on your behalf as assurance that you will complete the appointment you booked.
3. Appointment Security
The escrow amount is held strictly as security that you will attend and complete the appointment you scheduled. As long as you honour your booking and meet the compliance terms, the full amount remains yours.
4. Non-Appearance Charges
If you do not appear for a booked appointment, a non-appearance charge is deducted from your escrow account. This covers the time and resources committed to preparing for and attending the appointment on your behalf.
Any balance remaining in your escrow account after a non-appearance charge continues to be held for you and can be refunded or applied to a future booking.
5. Refunds and Using Your Escrow Balance
When you attend your appointment and the compliance terms are met, your escrow amount is fully refundable.
You can choose to have the amount refunded to you, or apply the full escrow balance toward rent or the purchase of a property through Oramex House & Land Agency. This means your security deposit is never lost when you act in good faith — it simply moves forward with you.
6. Compliance Terms
Compliance means honouring your booked appointments, providing accurate information, and following the platform Terms and Conditions of use. Meeting these terms keeps your escrow balance fully refundable.
Charges are only ever applied for non-appearance or where there is a breach of the Terms and Conditions. There are no hidden deductions.
7. Changes to This Policy
We may update this Escrow Account Policy from time to time. Any changes will be posted on this page with an updated revision date.
