This Privacy Policy explains how Oramex Globals Limited collects, uses, stores, protects, and shares information when you use OHLAM – Oramex House and Land Agency Management. Effective date: 13 September 2026.

OHLAM is a property technology platform designed to help property seekers, property owners, landlords, agents, developers, and other authorized property providers discover, advertise, inspect, communicate about, and conduct activities relating to real estate.
By using OHLAM, you acknowledge the data practices described in this Privacy Policy.
2. Information We May Collect
The information OHLAM collects depends on the services and features you use.
2.1 Account and Profile Information
When you register for or use an OHLAM account, we may collect information such as:
- first and last name;
- email address;
- telephone number;
- username or account identifiers;
- profile information;
- account type or roles used on the platform;
- profile photograph, where provided;
- registration and account status;
- verification status; and
- information necessary to authenticate and secure your account.
Passwords and authentication credentials are handled through security mechanisms designed to protect account access. We do not display your password to other users.
2.2 Identity and KYC Information
Where identity verification is required for a feature or transaction, OHLAM may collect or process information such as:
- name and identity information;
- identity-document details;
- photographs or copies of identity documents;
- selfie photographs or verification images;
- video or other verification material where required;
- verification results and status;
- information used to detect identity misuse, impersonation, or fraud; and
- related verification records.
Identity and KYC information is treated as sensitive information and is intended to be accessible only where necessary for authorized verification, security, compliance, fraud prevention, or legitimate operational purposes.
OHLAM does not make users' identity documents publicly available to other OHLAM users.
2.3 Property and Listing Information
When you advertise, manage, enquire about, or interact with property listings, we may collect or process:
- property type;
- property location and area;
- property descriptions;
- rental or sale information;
- prices, fees, and expenses;
- property photographs and videos;
- property documents submitted for verification;
- ownership, authorization, agency, or listing-related information;
- property availability;
- property meeting-place information;
- listing status;
- moderation and verification information; and
- information relating to suspected duplicate, misleading, fraudulent, or prohibited listings.
Some property-listing information is intentionally made visible to other users because publishing property information is a core function of OHLAM.
Sensitive property documents or private verification records are not intended to be displayed publicly unless expressly identified as public information.
2.4 Appointment and Property Inspection Information
When you request, accept, reject, reschedule, cancel, attend, or otherwise manage a property viewing or inspection, we may process:
- property and appointment identifiers;
- requested inspection date and time;
- availability information;
- meeting-place information;
- customer and lister notes;
- appointment status;
- acceptance or rejection information;
- rejection reasons;
- cancellation and rescheduling information;
- no-show or completion information;
- inspection entitlement information;
- related escrow or payment information; and
- records needed to resolve appointment disputes or enforce platform policies.
OHLAM may use appointment behaviour as one source of information for its user trust and platform-safety systems.
2.5 Messages and Communications
When you use OHLAM communication features, including SecureChat or customer support, we may process:
- messages;
- sender and recipient identifiers;
- timestamps;
- conversation metadata;
- attachments, where supported;
- reports or complaints relating to conversations; and
- support communications.
We may access communications where reasonably necessary to provide the service, investigate abuse or fraud, enforce platform rules, protect users, respond to reports, or comply with legal obligations.
2.6 Payment, Wallet, Escrow and Bank Information
Where you use payment, wallet, withdrawal, escrow, settlement, refund, or related financial features, we may process information such as:
- transaction identifiers;
- transaction amounts;
- transaction status;
- wallet balances;
- escrow amounts;
- payment references;
- bank name;
- bank account number;
- bank account name;
- bank code;
- beneficiary information;
- payment recipient information;
- withdrawal information; and
- records necessary to reconcile or investigate transactions.
Payment services may be provided partly through third-party payment processors such as Paystack or other payment providers used by OHLAM.
OHLAM does not require users to provide payment-card credentials directly to another OHLAM user.
Where a third-party payment provider processes payment information, that provider's privacy and security practices may also apply.
2.7 Device and Technical Information
To operate, protect, diagnose, and improve the App, we may collect or process technical information such as:
- device type;
- operating system;
- application version;
- device or application identifiers;
- push-notification tokens;
- IP address;
- authentication/session information;
- error and diagnostic information;
- security events;
- access logs; and
- information used to identify suspicious or unauthorized access.
Where OHLAM uses trusted-device or device-verification functionality, relevant device information may be used to help protect accounts against unauthorized access.
2.8 Notifications
If you enable notifications, OHLAM may use device notification tokens and related information to send notifications concerning matters such as:
- account activity;
- property activity;
- appointments;
- messages;
- verification;
- transactions;
- security;
- support; and
- important service information.
You can control certain notification permissions through your device settings.
2.9 Camera, Photos, Media and Files
Depending on the features you use and permissions you grant, OHLAM may request access to your camera, photographs, videos, or files so that you can perform functions such as:
- upload property photographs;
- upload property videos;
- upload verification documents;
- capture identity-verification material;
- provide a profile photograph; or
- submit supporting evidence.
OHLAM should only request such access where required for a relevant feature.
3. How We Use Information
We may use information to:
- create and administer OHLAM accounts;
- authenticate users;
- verify email addresses or telephone numbers;
- conduct identity and KYC verification;
- publish and manage property listings;
- moderate and verify listings;
- provide property-search functionality;
- manage property viewing and inspection appointments;
- enable communications between appropriate users;
- process payments, refunds, withdrawals, settlements, wallet activity, and escrow-related functions;
- provide notifications;
- provide customer support;
- calculate or maintain platform trust and risk indicators;
- detect spam, fraud, scams, impersonation, abuse, and suspicious activity;
- investigate complaints and disputes;
- protect users, OHLAM, and third parties;
- enforce OHLAM policies and Terms of Service;
- maintain application security and reliability;
- diagnose errors and improve functionality;
- comply with applicable legal obligations; and
- establish, exercise, or defend legal claims where necessary.
4. Trust Scores and Risk Systems
OHLAM may maintain trust indicators based on verified activity occurring through the platform.
Relevant activity may include matters such as:
- successful identity verification;
- completed appointments;
- appointment cancellations;
- no-shows;
- appointment expiry caused by non-response;
- verified property activity;
- confirmed misleading activity;
- successful transactions; and
- confirmed serious misconduct or fraud.
A trust score is intended as a platform reliability indicator. It is not a credit score and does not guarantee that a person or transaction is safe.
New users may be shown as "New" until sufficient platform activity exists to calculate a meaningful public trust level.
OHLAM may separately maintain property-risk indicators. A property risk indicator does not automatically mean that the person who listed the property has engaged in wrongdoing.
Automated indicators may assist moderation, but significant enforcement decisions may also require additional review or evidence where appropriate.
5. How We Share Information
We do not sell users' personal information.
Information may be disclosed where necessary to:
5.1 Other OHLAM Users
Certain information may be shared with other users where necessary to provide marketplace functionality, such as:
- public profile information;
- appropriate trust or verification indicators;
- property listing information;
- appointment information relevant to the participants; and
- information intentionally shared through communication features.
Sensitive identity documents and internal moderation information are not intended to be publicly disclosed.
5.2 Service Providers
We may use service providers that assist with services such as:
- hosting and infrastructure;
- cloud storage;
- payment processing;
- SMS or telephone verification;
- email;
- push notifications;
- security;
- analytics or diagnostics; and
- other technical operations.
Such providers should receive information only as necessary for the relevant service and are subject to their own contractual, privacy, security, and legal obligations.
5.3 Payment Providers
Information necessary to initiate, verify, reconcile, refund, settle, or otherwise process payments may be provided to payment processors such as Paystack or other payment providers used by OHLAM.
5.4 Legal, Safety and Compliance Purposes
We may disclose information where reasonably necessary to:
- comply with applicable law, regulation, court order, or lawful governmental request;
- investigate suspected fraud or criminal activity;
- protect the rights, property, or safety of users or others;
- investigate serious violations of OHLAM policies; or
- establish, exercise, or defend legal claims.
6. Data Storage and Security
OHLAM uses technical and organizational safeguards intended to protect information against unauthorized access, alteration, disclosure, loss, or destruction.
These safeguards may include, as appropriate:
- encrypted network communications;
- authentication and authorization controls;
- restricted access to sensitive records;
- secure application storage;
- access controls for identity documents and private property records;
- database and infrastructure security controls;
- monitoring and logging; and
- separation of public information from sensitive or internal records.
No internet or electronic-storage system can be guaranteed to be completely secure. Users should protect their account credentials and notify OHLAM if they suspect unauthorized account access.
7. Data Retention
OHLAM retains personal information only for as long as reasonably necessary for the purposes for which it was collected, including providing the Service, maintaining security, preventing fraud, resolving disputes, fulfilling transactions, and complying with applicable legal or regulatory obligations.
Retention periods may differ depending on the type of information and the reason it is retained.
When information is no longer required, OHLAM may delete, anonymize, or otherwise securely dispose of it, subject to legitimate legal, security, fraud-prevention, accounting, dispute-resolution, or regulatory requirements.
8. Account and Data Deletion
Users may request deletion of their OHLAM account and associated personal data.
OHLAM provides an account-deletion pathway within the OHLAM application, and an external account-deletion resource for users who cannot access the App.
Account deletion is not the same as merely deactivating or freezing an account.
When an eligible deletion request is completed, OHLAM will delete or anonymize personal data associated with the account except information that must reasonably be retained for legitimate purposes such as:
- legal or regulatory compliance;
- completed financial transaction records;
- fraud and abuse prevention;
- security;
- outstanding disputes or claims;
- enforcement records necessary to protect users or the platform; or
- establishment, exercise, or defence of legal rights.
Where information must be retained, access will be limited to the purposes requiring retention.

9. Your Choices and Rights
Depending on applicable law and circumstances, users may be able to:
- access or review account information;
- correct inaccurate information;
- update profile information;
- control certain device permissions;
- control certain notification permissions;
- request deletion of their account;
- request deletion of eligible personal data;
- ask questions about how their information is processed; and
- raise privacy concerns.
Requests may require reasonable identity verification before OHLAM releases, modifies, or deletes account information.
10. Children's Privacy
OHLAM is a real-estate platform and is not intended to encourage children to independently enter property, payment, escrow, agency, or similar real-estate transactions.
Users must meet any minimum age requirements specified in the OHLAM Terms of Service and applicable law.
If OHLAM becomes aware that personal information has been collected in circumstances that violate applicable children's privacy requirements, appropriate action may be taken.
11. Third-Party Services and Links
OHLAM may contain links to or integrate with third-party services.
Third-party services operate under their own terms and privacy policies. OHLAM is not responsible for independent third-party websites or services that it does not control.
Users should review the relevant third-party privacy policies where appropriate.
12. International Processing
OHLAM may use service providers or technical infrastructure located in countries other than the country in which a user resides.
Where information is transferred or processed internationally, OHLAM will seek to use appropriate safeguards as required by applicable law.
13. Changes to This Privacy Policy
We may update this Privacy Policy when OHLAM's services, legal requirements, security practices, or data-processing activities change.
The updated policy will show a revised "Last Updated" date.
Where required or appropriate, users may also be notified of material changes through the App or another reasonable communication channel.
